Housing

We offer both player housing and player shops. Please note that houses can not have vendors, and shops are required to have stocked vendors.

Renting

Update Pending

• All houses cost 3 x lockdowns in weekly rent unless they have been grandfathered. (See below)
• All houses come with 1 secure.
• You can upgrade the lockdowns and secures yourself on the options tab of the housing sign under Adjust number of secures or lockdowns.
• You can have 9 houses per account. Only two of which can be on Summer Isle.
• You can only have 1 shop per account, and a maximum of 8 vendors.

Pre-decorated

Houses MAY be pre-decorated: There are a few that have STATIC deco, which can not be changed by anyone, even staff. However, we have also implemented a way for players to pre-decorate houses and then sell the decorations to the next renter. If this is the case, you will get the deco in place, but with the ability to unlock and move around the decorations.

If you rent a house with apparent decorations in it, and it doesn't ask you to pay for the decorations, you can assume they are static and unchangeable.

Cuivienen

1. Housing on the mainland may be disrupted by war and overran by hostiles.
2. The Estate which controls the hex a house sign is in, has authority over those houses and is able to evict people. Evictions take a week to go into effect after notice.

Summer Isle

1. Summer Isle is safe housing and will not be impacted by Estate Ownership (or RPCSS). As long as you have enough gold for your weekly rental you should be able to keep your house indefinitely.
2. There are some shops in Summer Isle, most have wooden shingle roofs and outdoor counters. These buildings can have vendors, and stocked vendors are required. Staff reserve the right to reclaim any shop that has become inactive.
3. As all shops are purchased and filled, additional buildings will be marked as shops or a secondary shopping area will be openned.
4. Shops are designed to circumvent the crafting station requirement. This was done to allow players to role-play their craft in their shops. However, shops are considered public, and AFK Macroing is not allowed in them. Some items like the spinning wheel and loom require specific targeting and thus spinning and weaving can't be done in shops.

Housing Tips

1. In order to get that perfect aesthetic, Interior Decorator Tools are available for sale at the NPC by the Auctioneer (Evervale Bank Building). These tools allow you to move items up, down, north, south, east, or west.
2. In order to remove a deeded item, such as carpets or forges, doubleclick an axe and target the item; this will put its deed back in your pack.
3. If you wish to move or disown a house, there's no need to manually pack your things. When you disown the house from the House Sign, a bag of Townhouse Belongings will be placed in your bank box, ready to move into your new home!

IMPORTANT NOTE This does not include deeded items, which will fall to the floor in deeded form when the house is disowned. While bothersome, this is not technically a bug. Make sure you gather the dropped deeds as soon as you disown, or chop them with an axe beforehand.

Decorating Houses

We have implemented the ability for players to decorate houses and then sell the house with the decorations inside.

1. Rent the house and decorate it.
2. Go to the options tab and Sell house and get a refund.
3. You will be asked if you wish to sell the house with the decorations. If you click this, you will be allowed to specify a price for the decorations.
4. When someone goes to rent the house, they can either pay the extra for the decorations or return them to you. They keep the decorations if they pay for them.

Note

It is possible that someone will want the house but not your decorations in which case your hard work decorating is lost, this is simply part and parcel of the real estate market.

Grandfathered

July 2020

Only homes rented before the pricing change are grandfathered. Grandfathered homes will retain their previous rental cost UNLESS the new pricing structure is lower. As soon as a grandfathered house is demolished OR its lockdowns and secures are changed, the new pricing will take into effect. Do not change the lockdowns or secures on your grandfathered rental without looking carefully at the new pricing.
